Southeast Santa Fe City and County Neighborhoods 
Southeast Santa Fe is home to many of the most exclusive properties in the city. You will find an authentic, historic adobe hacienda on a narrow street with courtyards of beautiful, mature trees and landscaping in the Eastside Historic area. Perhaps a larger, contemporary pueblo style estate nestled in the foothills of the Sangre de Cristo Mountains (La Barbaria) among towering ponderosa would suit your needs. If condo life suits you, there are many intimate ‘compounds’ scattered throughout the area, as well as a compound of larger condos near St. John’s College named Los Miradores. Quail Run Condos possess all of the facilities you could imagine, including a 9-hole golf course.
At the northern boundary of Southeast Santa Fe is the famous Canyon Road, lined with extraordinary galleries, restaurants and historic homes, as well as the Acequia Madre (a stone-lined canal developed for irrigation), and the Santa Fe River. One of the oldest communities in the country, Canyon Road’s oldest homes were built in the 1700’s. The area’s towering trees and lush landscaping reflect the irrigation efforts of the original Spanish farmers who settled the area starting in the early 1600’s. Beginning in the early 1900’s, artists began migrating to Canyon Road, eventually forming a notable artists colony. Canyon Road has been home and haven to artists ever since, and now enjoys a reputation as one of the most famous art districts in the world. Canyon Road begins in town, heads up the valley and is lined with over 70 galleries, shops and restaurants. Quaint, narrow, winding streets with updated historic adobe compounds bisect Canyon Road and are home to many local artists and residents. Each property is unique – with beautiful gardens, courtyards and historic architectural accents. Patrick Smith Park borders the Acequia and its grassy lawns are a popular destination for year round recreation. The Canyon Road area’s two public elementary schools are Acequia Madre and Atalaya Elementary. Rio Grande is a private elementary school; Santa Fe Preparatory School is Santa Fe’s private, exclusive junior/high school and is located at the south end of the Canyon Road neighborhood.
The Old Santa Fe Trail, a well traveled trade route that in the 1880’s extended between Missouri and Santa Fe, continues south, bisecting the southeast area of town. Along it lie historic buildings and romantic neighborhoods. To the east of the Trail are the mountains, boasting exclusive communities intertwined with extensive trails—perfect for solitary day hikes. West of the Trail, the foothills slowly retreat into private, established neighborhoods, the community hospital, and back to a bustling downtown with shopping, restaurants, and the Plaza. Southeast Santa Fe also features El Gancho, a private exclusive fitness center, and Museum Hill, home to four of the most prominent museums in Santa Fe. As you pass Museum Hill on the Old Santa Fe Trail , you begin to enter the East and West Zia Neighborhoods.
Zia Road extends from the foothills of the Sangre de Cristo Mountains to the heart of the Sol y Lomas neighborhood. Most of these homes were designed and built in the 60's and 70's and sit on one to two-acre lots nestled between the small hills and arroyos at the fringes of the foothills. Mature trees, unimproved roads and private, beautiful family homes make this section of town highly desirable for those who like to live close to the Plaza, but cherish space and privacy. Most of these homes have been lovingly updated, yet it is still possible to find an original gem ready to be modernized. Schools that serve this area include E.J. Martinez and Wood Gormley Public Elementary Schools, Capshaw Middle School and Santa Fe High. The New Mexico Academy of Science and Mathematics, Little Earth School, The Santa Fe Girls School and St. Michael's High School are also in this general area.
Further out on the Old Santa Fe Trail, the road starts to wind and hug the mountains. The homes are larger estates, many built into the mountain sides with beautiful vistas of the foothills and the city. Many small canyons run up into the mountains and the homes are nestled among tall ponderosa pines and juniper. The lots are generally large, five acres or more, creating a rural, private feel. The homes range in age from older adobes built in the 50's to new construction.
Other notable neighborhoods in the Southeast section of town include Arroyo Hondo and Sunlit Hills off the Old Pecos Trail. Both of these areas have 5 to 10 acre lots with homes nestled in and around the low rolling foothills of the Sangre de Cristo Mountains. Arroyo Hondo is made up of small ranches, making it a premier area for horse properties. Homes in Sunlit Hills sit on hill tops with wonderful vistas or shallow, lush valleys with beautiful light and color. Santa Fe Waldorf School and La Mariposa Montessori School are in this area.

Northeast Santa Fe City Neighborhoods
Northeast Santa Fe is highly desirable partly because of it's close proximity to the heart of Santa Fe- the plaza. The plaza is the beautiful town square that has been a center of commerce since the early 1600's. It is bordered on one side by the nation's oldest public building, The Palace of the Governors. Today, the plaza and the area blocks surrounding it are home to some of the world's best shopping for art, jewelry and all things southwestern. In the summer, there are nightly concerts on the gazebo, and frequent art festivals including the world famous Indian and Spanish markets. Walk a short distance and you can enjoy fresh produce and good conversation at the Farmer's Market, or board a train and enjoy a scenic ride to Lamy. Downtown Santa Fe is home to many famous museums and galleries and world-class hotels and restaurants.
There are many historic homes and condominiums scattered throughout the area to the north of the Santa Fe River, combining the pleasure of walking distance to the Plaza and quiet moments at home. Part of the charm of this area is its mixture of old and new homes, quaint and picturesque, with a magical quality--old families and new. Many of the homes are tucked away off narrow roads that were former burro alleys in another century. The old world charm is authentic and exists nowhere else in this country. The Fort Marcy Compound, a public health and fitness facility is among the many amenities in the downtown area. Carlos Gilbert and Acequia Madre Elementary schools both serve this area.
As you travel to the northeast from the plaza you start to enter the foothills of the Sangre De Cristo Mountains. Off Artist and Hyde Park Roads are numerous communities with homes of all ages and sizes offering some of the best views in the city. The northeast section of the city is also the location of most of the newer, luxury homes in areas such as Sierra del Norte and Santa Fe Summit, both of which still offer home sites for sale. Continue up this road and you can find some of the best hiking and mountain biking trails in the Sangres and the Santa Fe Ski Basin- just 20 minutes from the plaza. Desert Montessori, a private elementary school is located on the western border of this area.

North of Santa Fe, in the foothills of the Sangre de Cristo Mountains is the beautiful village of Tesuque. Many of the homes here lie on either side of the Tesuque Creek which feeds the acequias that water the many orchards and grassy fields of the valley.
Tesuque is a green little oasis in the high desert terrain of Santa Fe. The town has its own market, fine dining restaurant and post office and is home to Shidoni, one of the world's greatest fine art foundries, complete with an outstanding outdoor sculpture garden. Northwest Santa Fe City Neighborhoods
Northwest Santa Fe City and County properties are located west of St. Francis Drive and north of Agua Fria. Veteran’s Memorial Highway (also known as 599) runs through this section of the city and county. Financing Your Home >Qualifying Guidelines
It may be difficult to qualify for a home mortgage loan. As a buyer, you may find the perfect home, but finding the perfect financing might become elusive. After you complete the application process, your lender may turn you down, which is an upsetting development for any prospective homebuyer. What can be done to remedy such a setback?
The answer depends on why you were turned down. If your income is too low to satisfy one mortgage company, there might be another company with more liberal qualifying guidelines. If you have had credit problems, some lenders may be more willing than others to help you clear them up in a manner that satisfies their underwriters. If your loan runs into problems, sit down with the loan officer and your real estate agent to investigate the possibility of using a different lender. The first company may be able to "assign" the package to a competitor, enabling you to use your same credit report and appraisal. You will need the cooperation of your sellers, too.
While loan rejections are disappointing, they can be resolved.
